Role Summary/Purpose: The Global Operations : Properties (GO:P) team delivers a full range of Corporate Real Estate services ranging from facility management and construction projects to defining real estate strategy and executing property transactions for sites and offices housing GE employees.
Essential Responsibilities:
:Reporting to the US Region Manager, the District Manager will be responsible for the delivery of property management services, customer relationship management, and ensuring successful transition to and contract fulfillment of the Integrated Facilities Management (IFM) service provider
:Provide strategic customer relationship management and service delivery for business stakeholders across 25:55 office properties in a defined geographical district by providing a seamless transition to an IFM solution
:Manage tenant business relationships by providing strategic long term planning, recommending and influencing creative solutions for expense control and space optimization
:Drive standards and operating rhythms with supply chain, customers and key stakeholders; manage contractual obligations in the IFM agreement by measuring supplier performance versus contractual Key Performance Indicators/Service Level Agreements
:Develop and manage annual operating budgets, actively manage cost productivity initiatives, establish and maintain the official IFM Cost Baseline for district sites, including adjustments for changes resulting from lease expirations/exits, new leases, expansions and downsizings
:Drive governance and reporting framework and establish clear escalation processes
:Manage IFM facility capex planning, including Planned Preventive Maintenance and asset replacement plans, and provide operational input for capital and other facilities related projects to ensure successful delivery and operation
:Review IFM requests for Purchase Orders for all unplanned and capital expenditures, ensuring cost benefit analyses support the charges
:Responsible for badge production/execution budget and badge approval at IFM managed sites within designated region
:Manage audit program and recommendations for performance improvement initiatives
:Maintain operational risk standards through the IFM provider for Environmental Health and Safety and Security and Crisis Management through coordination of functional leads and business stakeholders
:Serve as liaison with regard to site Business Continuity Plans in coordination with GO:P Operational Risk Manager
